I know (as I'm sure most of you do) that the real estate market has been less then desirable lately. Everywhere we turn we hear about how the market is in dire straits and how home owners are loosing property value. Past lackadaisical lending practices have been blamed for many current homeowners being pushed into foreclosure and the "credit crunch" has not helped new homeowners secure credit for loans. I also know this......Real estate has always rebounded! Throughout the years real estate values have always fluctuated, however, this particular time seems worse since we experienced an unusually quick growth in property values over the past few years. In Colorado Springs, we should see some slight rebound in 2008. We have thousands of troops returning, the city is growing at a record pace and it still is a very desirable place to live! If you are trying to sell your house use some of these tips:
1. GET A REALTOR- Whether it's with me or another individual, do yourself a favor and arm yourself with a professional assessment of your house's worth as well as professional representation.
2. New Paint and New Carpet go a long way- I know this sounds simple enough but I think it needs to be reiterated. With the prices of homes being much lower than usual, it is now a buyers market. Let me repeat that. IT IS NOW A BUYERS MARKET! A new buyer doesn't want old paint and dingy carpet when housing selection is at a premium. Sure there are many other upgrades that you can do, but these two things give your property an immediate face lift!
3. Be prepared to lower the price- I know that it's hard to cut the price on a property that you own. However, if you want a sale in such a highly competitive market you need to price accordingly.
4. Don't get discouraged-Selling your home can be a very stressful process if you don't set yourself up for success. Get a realtor, upgrade where possible, price accordingly and go into the process with a clear and open mind.
